Berkshire Property Meet with Amer Siddiq – 20th October 2008

Having dealt with Juswant and Sylvia Rai for some months by email, I finally met them last week, at Property Magic Live. It’s nice to put faces to names, as it were.

Who is Amer Siddiq?

Property Portfolio Software was founded by experienced investor, author and public speaker Amer Siddiq, owner of Tax Portal Ltd. and creator of the Property Tax Portal website. Amer began investing in property in 1999.

The evening will include the usual opportunities to network with the property industry professionals and experts – the place where the experts meet the experts.

Due to spending most of the month of October in Cyprus, we have decided to make our October networking event a bit more informal.  Our usual monthly networking events tend to be more structured and formal with educational presentations and guest speakers, along with networking breaks.

Who is Jim Haliburton?

Jim Haliburton began buying property in 1992 and letting them to students, organising or doing the work on the property himself. The tenants/students all came from the College where Jim worked as a lecturer.

In July 2003 Jim left his job as a University Lecturer and decided to invest in property full time. At that point he set himself a target to purchase a further 50 properties before the buy-to-let boom finished. In the end it took him 18 months, and though prices have stopped rising as fast, the lenders still seem keen to lend and there seems no end to the interest in buy-to-let.

Jim now owns over 75 HMO’s / Multi-Lets with over 500 tenants. On top of this he has about 20 houses and flats which are let as single-lets plus several development projects in progress. He keeps on telling himself to stop buying property and consolidate his position, but anybody in the property business will know how difficult it is to stop buying once you have started.

Having left his post as Lecturer, he needed a teaching outlet so began holding small workshops for property investors interested in the HMO side of the business.

Northants Property Meet in conjunction with Property Success Group, Tuesday 24th June 2008

Fancy staying close to home this month and networking with fellow property investors, property experts and property professionals?

I’m overwhelmed!

At about three this afternoon, I sent out a note to the YourPropertyExpert.com mailing list, asking for help.

I’m launching a 1:1 mentorship programme with Nightingale Conant shortly (I’ve been in the recording studio over the last couple of weeks). Some of the clients I’ll be dealing with personally, but we have too many for me to take on. Hence I was asking for people with 10 or more properties, who might be interested in doing some 1:1 phone mentoring.

There are a little over 1,700 people on the YourPropertyExpert.com list, and I was hoping, fingers crossed for 5 respondents! (I was expecting two or three.)

Within the first three and a half hours I’ve had 33 responses from qualified people – so if you have emailed me and I haven’t yet replied, a thousand pardons – I’m sifting through the responses and will get back to you in the next 48 hours!

I’d not realised how many high-quality property investors subscribed to the list… I guess I’d had the kind of naive assumption that I was mainly writing for an audience who were interested in getting started in property, but here are some of the comments from applicants:

I currently own 103 properties

I currently own 15 props and still buying

Wow! On the bright side I have all the mentors I’m going to need…. but I seriously need to re-think who my readership is!

Business Networking – like you’ve never seen it

If you’re anything like me, then a lot of your business opportunities will come your way through personal networking.

However, if you’re anything like me, then you’ll find that a lot of “business networks” have some limitations.

In Property, we seem particularly well served, with Property Networking Club providing regular “pure networking” meetings, and Come2Invest providing speaker-led events with ample networking time.

However, in my non-property businesses, I’ve never quite found a business network that “clicks” for me.

… until I bumped into Ayshe Kadir at (ironically) a networking event in London the week before last. As you probably know, Ayshe runs Invest in the States, and seems to spend a lot of her time commuting between her offices in London and Florida. I’ve talked about Invest in the States before here.

We got talking about business networking, and how such meetings always seem to end up with an evening spent meeting a very small number of people, despite the fact that there were a hundred in the room. She mentioned to me a networking concept that she’d trialled in the States a while ago, and had thought might work in the UK.

You don’t get to be an entrepreneur by letting these conversations grow cold – so Ayshe and I talked by phone, and then set up a meeting which also included our mutual friend Tamkin Riaz.

The more we talked about it, the more excited we got – a new format for business networking events that will (if the US experience is anything to go by) transform the number of genuinely useful leads and contacts people leave the meetings with.

What we’ve done is put together a basic website, and booked a room at the Selfridges Hotel, for the 2nd May. The first event happens then.
